A Virginia-based commercial real estate firm is ready to start its next multifamily project in Charlotte.
Middleburg recently said it will build a 312-unit apartment project called Mosby Northlake at 10302 Ronald Withrow Blvd. That 14.3-acre site is near Northlake Mall.
The company expects to break ground on the project this spring. The first units are slated to deliver in October 2027.
Middleburg acquired the Mosby Northlake site for $8.9 million on April 14, according to Mecklenburg County real estate records. It purchased the property from Withrow Capital Inc.
The project will include 280 apartments and 32 three-bedroom, townhome-style units, each with a private fenced yard. Rent will be market rate. The general contractor for the project is Middleburg Construction, and Niles Bolton is the architect.
The north Charlotte site represented an appealing opportunity because of its position along Interstate 77 in the Huntersville submarket and direct access to Interstate 485, Middleburg said in a news release.
“The Northlake-Huntersville submarket has been a major piece of the momentum in North Charlotte,” Adam Ricketts, Middleburg’s development partner in Charlotte, said in the release. “The fundamentals in this market are strong and check every box for us.”
The company has other Charlotte-area projects. Middleburg is building Hamlet Huntersville, a 265-unit build-to-rent community just 4 miles north of Mosby Northlake. It has developed projects on North Tryon Street and near Steele Creek as well. Middleburg is also looking to rezone property at 9101 Wilkinson Blvd. for a 364-unit garden-style apartment community.
The firm is considering several other sites in the Charlotte area for additional projects, the release stated. Middleburg's portfolio also includes North Carolina projects in Wake Forest and Wilmington.
Middleburg operates in the Southeast and Mid-Atlantic regions.
