Developer flags north Durham for 300 apartments plus pickleball

An apartment community with hundreds of units could be coming to a neighborhood in north Durham.

Middleburg Communities of Virginia filed a rezoning application with the City of Durham for 13 acres in Bragtown near the Duke Regional Hospital. The multifamily developer is requesting to rezone the property from residential urban five to planned development residential.

The zoning change would allow Middleburg to build 299 units in a 4-story building with amenities and a public pickleball court. The proposed zoning would allow up to 22 units per acre. Residential urban five zoning permits up to eight units per acre on four acres or more.

A representative of Middleburg said the company doesn't have more information to provide as it's waiting on direction from the city regarding the upcoming unified development ordinance changes.

The zoning change application states that 5% of the units would be made affordable at 80 percent of the area median income for 30 years. Middleburg is also offering to perform traffic improvements and construct a 10-foot-wide path for the frontage of the site along Berwyn Avenue.

The pickleball court must be at least 2,400 square feet and at least 40 feet by 60 feet. It also has to be made available for public use.

The project would be at 320 and 606 Belvin Ave.; 200 and 500 Berwyn Ave.; 3200 Dominion St.; and 3328 N. Roxboro St. The site is mostly forested and assessed at $782,166. It is owned by Prairie Shore Partners LLC, which is managed by Sahib Singh, according to North Carolina Secretary of State records.

The Bragtown neighborhood has seen plenty of interest from developers but not much movement. KDM Development Corporation and Kelley Development proposed an 821-unit project along Carver Street. It appears site work has started but the developer’s website still lists the project as coming soon. Also, 208 apartments are planned near the Walmart Supercenter, but site work hasn’t started.

Gander Development has started site work on its storage facility and flex building along Old Oxford Road.
